LOTE DE CONTENCIÓN Y VACIADO DEL CAMPUS COLONIAL MÉNDEZ ÁLVARO (MADRID)
En diciembre de 2019, DRACE GEOCISA fue adjudicataria de la obra correspondiente al lote “Contención y Vaciado del Campus Colonial Méndez Álvaro”. La obra formaba parte de un macroproyecto desarrollado por Inmobiliaria Colonial, SOCIMI, S.A. en una parcela de 22.900 m² sita en la calle Méndez Álvaro de Madrid. El Proyecto comprendía dos partes, una primera correspondiente a un edificio residencial con planta en “L” formado por 374 viviendas, que constaba de 8 plantas en su fachada sureste y 11 en su fachada noreste, y una segunda parte que estaba integrada por un conjunto de edificios distribuidos en un recinto de oficinas con planta en “C”, con tres núcleos de comunicación de 8 plantas y una torre de 18 plantas.
El Project Management se encargó a BOVIS PROJECT MANAGEMENT, S.A.
El proyecto debía desarrollarse garantizando el cumplimiento de los requisitos del sistema de certificación LEED v4: BD+C Core & Shell para el edificio de oficinas y del sistema de certificación BREEAM® ES Vivienda para la zona Residencial.
DRACE GEOCISA comenzó la ejecución en febrero de 2020 y finalizó en febrero de 2021, a falta de la retirada de los anclajes provisionales.
La aparición de restos de hormigón de antiguas cimentaciones, hizo necesario el uso del martillo picador en la excavación en vaciado y del trépano en la excavación de pantallas.
Se ejecutaron muros pantalla con dos espesores diferentes, tanto en seco como con lodos bentoníticos.
Durante la ejecución de los anclajes, se puso de manifiesto la adherencia variable de la peñuela en la que se empotraba el bulbo, sobre todo en la zona del arroyo Carcavón, ello obligó a recalcular la longitud de los anclajes.
El plazo de ejecución se vio incrementado por la pandemia de COVID-19. Así mismo, el seguimiento arqueológico que se hizo de la obra, detectó la presencia de dos yacimientos arqueológicos en la parcela, hecho que marcó el plazo final de la obra. La ejecución también se vio afectada por la borrasca Filomena de enero de 2021.
CONTAINMENT AND EMPTYING LOT FOR THE MÉNDEZ ÁLVARO COLONIAL CAMPUS (MADRID)
In December 2019, DRACE GEOCISA was awarded the work corresponding to the lot "Containment and Emptying of the Méndez Álvaro Colonial Campus". The work was part of a macro-project developed by Inmobiliaria Colonial, SOCIMI, S.A. on a 22,900 m2 plot located on Calle Méndez Álvaro in Madrid. The Project included two parts, the first corresponding to a residential building with an “L” floor plan and with 374 dwellings, which had 8 floors on its southeast facade and 11 on its northeast facade and a second part which included a set of buildings distributed in an office complex with a “C” floor plan, with three 8-storey communication cores and an 18-storey tower.
BOVIS PROJECT MANAGEMENT, S.A. was the Project Management.
The project had to be developed, guaranteeing compliance with the requirements of the LEED v4: BD+C Core & Shell certification system for the office building and the BREEAM® ES Housing certification system for the Residential area.
DRACE GEOCISA began the execution in February 2020 and ended in February 2021, pending the removal of the provisional anchors.
The appearance of concrete remains from old foundations made it necessary to use the pick hammer in the excavation and the trephine in the excavation of diaphragm walls.
Diaphragm walls were built with two different thicknesses, both dry and with bentonite sludge.
During the execution of the anchors, the variable adherence of the natural rock in which the bulb was embedded, was revealed, especially in the area of the Carcavón stream, which forced the length of the anchors to be recalculated.
The execution period was increased by the COVID-19 pandemic. On the other hand, the archaeological follow-up that was carried out on the work detected the presence of two archaeological sites on the plot, a fact that marked the final deadline. The execution was also affected by the Filomena snow storm of January 2021.
